General Terms of Service – Belle Maison FZ-LLC

These Terms of Service (“Terms”) govern the relationship between Belle Maison FZ-LLC, a limited liability free zone company incorporated under the laws and regulations of the Ras Al Khaimah Economic Zone Authority, United Arab Emirates (“Belle Maison”, “we”, “us”), and any client, partner, or collaborator (“Client”, “you”).

By using our services, website, or engaging with Belle Maison, you acknowledge that you have read, understood, and agreed to these Terms.

1. Scope of Services


Belle Maison provides real estate–related services in the Emirate of Ras Al Khaimah and the United Arab Emirates, including but not limited to:

  • Residential and commercial property brokerage (rental and sales)

  • Property management services

  • Investment orientation and market guidance

  • Referral and marketing services

  • Collaboration with independent freelance partners and introducers

Belle Maison acts solely as an intermediary and facilitator between parties and does not own, sell, purchase, or guarantee any property unless explicitly stated otherwise in writing.

2. Nature of Obligation


All services provided by Belle Maison are performed on a best-effort basis.

Belle Maison is not bound by an obligation of results, including but not limited to:

  • Successful rental or sale

  • Transaction completion

  • Investment performance

  • Regulatory approvals

  • Third-party decisions (owners, tenants, developers, banks, authorities)

3. Commissions & Fees


3.1 Real Estate Commissions

Real estate commissions (rental or sale) are earned only upon the effective completion of a transaction, meaning:

  • A binding agreement is executed by all parties, and

  • The transaction is materially concluded (handover, payment, or registration, as applicable).

If a transaction is cancelled, fails, or is not completed for any reason beyond Belle Maison’s control, no commission shall be due.

3.2 Property Management Fees

Property management fees are charged according to the agreed scope and duration of services and remain payable for the period during which services are effectively provided.

3.3 Referral & Marketing Fees

Referral or marketing fees may be paid to eligible partners or introducers only when explicitly agreed in writing and only upon successful completion of the underlying transaction.

No referral fee is due in the absence of a completed transaction.

4. Freelance Partners & Introducers


Any individual or entity collaborating with Belle Maison as a freelancer, introducer, or referral partner acts as an independent contractor.

Nothing in this relationship shall be construed as:

  • Employment

  • Partnership

  • Joint venture

  • Agency or exclusivity arrangement

Freelance partners are responsible for their own legal, tax, and regulatory obligations in their respective jurisdictions.

5. Payments & Invoicing


Invoices issued by Belle Maison are payable within the timeframe specified on the invoice or agreement.

Belle Maison does not apply interest or late-payment penalties.

In the event of delayed or non-payment:

  • Belle Maison reserves the right to suspend ongoing services until payment is received.

  • Reasonable administrative or recovery costs directly related to the collection process may be charged, where applicable and permitted by law.

  • Continued non-payment may result in termination of services.

6. Taxes & Withholding


Any applicable taxes, withholding, or governmental charges imposed by the Client’s country or jurisdiction remain the sole responsibility of the Client.

Amounts invoiced by Belle Maison are due in full and are not reduced by foreign withholding obligations.

7. Liability Limitation


Belle Maison shall not be held liable for:

  • Decisions taken by third parties

  • Legal, financial, or investment outcomes

  • Losses arising from reliance on market information or guidance

  • Acts or omissions of property owners, tenants, developers, banks, or authorities

Belle Maison shall not be required to intervene as a third party in disputes between Clients and other stakeholders.

8. Claims & Complaints


Any claim related to services provided must be notified in writing within eight (8) days of the relevant event or service delivery. Claims submitted after this period may not be considered.

9. Confidentiality


All information exchanged during the course of business is treated as confidential and used solely for the purpose of providing the agreed services, unless disclosure is required by law.

10. Governing Law & Jurisdiction


These Terms and all contractual relationships with Belle Maison are governed exclusively by the laws of the United Arab Emirates, with jurisdiction in the competent courts of the UAE.

11. Amendments


Belle Maison reserves the right to update or amend these Terms at any time. The latest version published on the website shall prevail.
